These are not just the cheapest homes or the loudest flips. They’re the ones where the numbers and the story line up: a Country Club home that still has room, a few Salt Lake and Holladay picks where location is doing a lot of the work, a Bountiful mid-century gem, and each one looks more interesting the closer you get.

Upside = how much more value a home could reasonably have today, based on similar homes and current demand.

Sometimes that value is already there. More often, it needs a few smart upgrades to show up.

WILD CARD OF THE WEEK

1209 N 950 E, BOUNTIFUL

$755,000 · 4 bd · 4 ba · 3,278 sqft · Upside +$114K (15.0%)

Updated mid-century with big views, no backyard neighbors, a finished walkout basement, and a long list of improvements. This one has the kind of setup buyers tend to pay a premium for. It feels polished, private, and well-positioned — the kind of home where the upside comes from getting both livability and location without paying all the way up for it.

WASATCH FRONT LISTINGS

2106 E CONNOR PARK CV, SLC

$950,000 · 4 bd · 3 ba · 4,298 sqft · Upside +$273K (28.7%)

The biggest percentage standout in this week’s final cut. Gated East Millcreek, vaulted ceilings, main-level living, and a fully finished basement make this feel like a lot of house for the ask.

2009 E 1300 S, SLC

$950,000 · 4 bd · 4 ba · 2,681 sqft · Upside +$165K (17.4%)

East Bench location, a large lot, original wood floors, and a layout with four bedrooms and four baths. It feels like the upside comes from scale, neighborhood, and a buyer with vision.

2040 E WHITE CIR, SLC
$625,000 · 3 bd · 2 ba · 2,159 sqft · Upside +$132K (21.1%)
A nicely maintained rambler on a low-traffic circle with mountain views, a gazebo, and plenty of original charm. Feels like a classic “good house, not fully priced like one yet” setup.

3065 E 4550 S, Holladay

$839,900 · 4 bd · 3 ba · 2,160 sqft · Upside +$128K (15.2%)

Mountain views, double ovens, engineered hardwoods, and a covered fire pit gazebo in one of Holladay’s most desirable pockets. This looks like a lifestyle-rich home that may still be priced a step behind the location.

374 N F St, Salt Lake City

$875,000 · 3 bd · 3 ba · 1,985 sqft · Upside +$104K (12%)

An 1894 Avenues home that's held its character — formal dining, hardwood, coved ceilings, a large primary suite. It's not cheap, but the upside model suggests comparable Avenues inventory is trading higher. For buyers who want historic fabric without a gut renovation, the gap is there.

8287 S VALENCIA CIR, Sandy

$475,000 · 3 bd · 2 ba · 1,812 sqft · Upside +$95K (20.0%)

East Sandy cul-de-sac with mountain views, a covered patio, and a good “solid house in a strong area” setup. Not a flashy pick, but a very clean upside story.

$1,750,000 · 5 bd · 4 ba · 4,815 sqft · Upside +$332K (18.9%)

2390 E BERNADINE DR, SALT LAKE CITY

Country Club location, a quarter-acre lot, and enough custom cabinetry, fireplaces, and updated kitchen appeal to justify a much bigger number. The upside here feels tied to a very strong package in a very strong neighborhood.

REST OF UTAH

NORTH & SOUTH

This week, we wandered across the state to find the homes that have more than just good bones. A couple to check out:

52 N 1250 E, Logan

$449,900 · 5 bd · 3 ba · 2,806 sqft · Upside +$85K (18.9%)

Spanish-style home on Logan’s East Bench with a workshop, updated kitchen and baths, and Dry Canyon access basically out the door. Strong location plus character makes this one stand out.

3641 W 240 N, Hurricane

$585,000 · 3 bd · 2 ba · 1,847 sqft · Upside +$82K (14.0%)

A 2023 rambler with quartz, floor-to-ceiling cabinetry, concrete tile roof, built-in closet organizers, and a more finished feel than much of the nearby new construction. Clean, polished, and probably a bit under-credited.

A FINAL WORD

Some homes win because they’re pristine. Some win because they’re discounted. And some win because they sit in that rare middle ground: already appealing, but still offering real upside for the next buyer.

That’s what this week’s list is really about. Not just cheap homes. Better bets.

Quick note: estimated upside reflects the midpoint of Stairtop’s modeled upside range. It’s not a promise. It is a much better filter than “has subway tile.”
