Most listing alerts tell you what’s new. We’re more interested in what looks promising.

Each week, we pick the Utah homes that stand out for value, location, flexibility, or improvement potential — the ones with the clearest upside, whether that comes from the setting, the layout, or the type of updates still left to make.

Upside = how much more value a home could reasonably have today, with improvements or based on similar homes and current demand.

Sometimes that value is already there. More often, it needs a few smart upgrades to show up.

1876 S 2600 E, SALT LAKE CITY

$1,199,000 · 3 bd · 3 bath · 3,032 sqft · Upside +$245K (20.4%)

Tucked into the east-side foothills, this fully remodeled 1957 rambler offers main-level living with Wasatch and valley views from a covered patio and private backyard. The gap between ask price and modeled value is the widest percentage-wise of any Wasatch Front home on this week's list. At $1.2M with 20% headroom, the market hasn't caught up yet.

8140 S SCANDIA CIR, SANDY

$789,000 · 4 bd · 4 ba · 3,525 sqft · Upside +$121K (15.3%)

A 1977 Tudor-style home on a cul-de-sac in Cottonwood Heights with a new roof installed April 2026, finished basement with wet bar and large rec room, and abundant natural light. Classic layout, well-maintained, and the kind of established neighborhood that tends to hold value.

2025 E HEDGEWOOD CT, HOLLADAY

$1,295,000 · 5 bd · 3 ba · 4,062 sqft · Upside +$117K (9.0%)

1972 sprawling rambler on a private lane with mature landscaping in an established Holladay pocket. Hard to replicate setting.

298 E NORTH CANYON RD, BOUNTIFUL

$850,000 · 5 bd · 5 ba · 3,882 sqft · Upside +$95K (11.2%)

Built in 2000 in the heart of Bountiful with views in nearly every direction and a fully finished walk-out basement that functions as a standalone ADU. New roof in 2020, new AC in 2024. The income potential here is real and already built out, which is the kind of thing that tends to get underpriced.

6208 W BULL RIVER RD, HIGHLAND

$1,045,000 · 6 bd · 3 ba · 5,214 sqft · Upside +$178K (16.9%)

Surrounded by custom estates on a .40-acre lot with unobstructed mountain views and trail access directly across the street. At $200/sqft in a neighborhood of homes people rarely leave, the upside gap isn't hard to explain.

2785 S DESPERADO DR, WASHINGTON

$824,000 · 4 bd · 4 ba · 2,702 sqft · Upside +$137K (16.4%)

A custom 2021 home near St. George with hand-plastered walls, imported stone flooring, faux wood beams, hidden pantry, butler's pantry with wine cooler, and a pool. $127K in modeled upside on a home with this level of finish in Washington County is an unusual combination.

A FINAL WORD

A lot of the most interesting listings right now aren’t the cheapest, newest, or most polished. They’re the ones where the pricing, location, and potential don’t quite line up in the obvious way.

That’s usually where opportunity lives.

Quick note: estimated upside reflects the midpoint of Stairtop’s modeled upside range. It’s not a promise. It is a much better filter than “has subway tile.”
